Designed as a theoretical project that would not max out the property potential but would provide a building big enough to offset the land cost and create a draw of retail and pedestrian activity north into the 5 points district of Denver. This building would have 2 and 3 bedroom apartments, townhouses that would abut the residential neighborhood and commercial that would front Welton street a half a block form a light rail station.
